At 400 square feet, the Coastal Lakeview by Lancaster Cabins combines a bright modern interior with one of the most useful features you can add to a tiny home: a covered front porch.
Measuring roughly 12' x 34', this park model cabin keeps everything on one level with a private bedroom, bunk area, full kitchen, bathroom, laundry, and open living space. The lighter coastal finishes also give it a completely different feel from Lancaster’s more traditional log cabins.

The 10-foot covered porch is one of the biggest differences between the Coastal Lakeview and the Coastal Rancher.
There’s enough room for a small table, lounge chairs, or a morning coffee setup, giving the home another usable living area without increasing the conditioned footprint.
For a vacation cabin or property in a mild climate, this could easily become one of the most-used spaces in the home.

Inside, the whitewashed pine tongue-and-groove walls and lighter finishes create a bright coastal feel.
The living room is compact but comfortable, with space for a large futon, coffee table, and additional seating if arranged carefully.
Beside it is a surprisingly generous dining area with enough room for a table seating four to five people.

The kitchen is one of the strongest parts of this layout.
It includes an apartment-size refrigerator, 30-inch electric range and oven, microwave, stainless sink, soft-close cabinetry, and a good amount of counter space.
The L-shaped layout adds noticeably more prep room than a simple straight-line tiny-house kitchen while still leaving plenty of storage for everyday cookware and food.

A small bunk area sits in the hallway between the main living space and bedroom.
It isn’t completely enclosed, but it creates dedicated sleeping space for kids without requiring a loft. Open shelving beside the bunks adds useful storage, and under-bed drawers can also be incorporated depending on the configuration.
The nearby bathroom includes a vanity, residential flushing toilet, mirror, storage, and a low-maintenance fiberglass shower.

The rear bedroom is spacious enough for the queen bed shown, and there appears to be enough width to accommodate a king with some rearranging.
Windows on both sides bring in natural light, while a custom dresser provides substantial clothing storage.
This model also includes a stackable washer and dryer in the bedroom—a major convenience in a 400-sqft home. There is also a wardrobe next to it with plenty of storage for clothes, as well as a large mirror for getting ready in the morning.

The Coastal Lakeview feels especially practical for a couple, small family, vacation property, or short-term rental.
The full kitchen, private bedroom, bunk space, laundry, and single-level layout cover the everyday essentials, while the covered porch adds valuable outdoor living space.
For me, that porch is what really sets this model apart. In the right climate, it effectively gives a 400-square-foot home an additional room outdoors.
Would you choose the covered porch, or use that extra length to make the interior larger?
