The Coastal Rancher by Lancaster Cabins is a 400-square-foot park model that keeps everything on one level while still fitting two private bedrooms, a full kitchen, bathroom, dining area, and spacious living room into its 13' x 31' footprint.
Unlike Lancaster Cabins’ more traditional log models, the Coastal Rancher has a lighter, beach-inspired look with board-and-batten siding and whitewashed pine throughout the interior.
The single-level layout is also a big part of the appeal. There’s no loft to climb into every night, making this a much more practical option for aging in place, full-time living, or anyone who simply prefers keeping the entire home on one floor.

The 13-foot width immediately makes the living room feel more generous than most tiny houses.
There’s room for a full futon that converts into an additional bed, plus a coffee table and potentially another chair or even a small sectional.
Because there’s no loft overhead, the ceiling remains open and bright, which helps the central living space feel even larger.

The kitchen includes a 10-cubic-foot refrigerator, electric range and oven, microwave, deep stainless-steel sink, and plenty of upper and lower cabinetry.
There’s also additional storage above the refrigerator and around the appliances.
For full-time living, we’d probably add a small movable island or cart for extra prep space, but the standard kitchen already includes the major appliances and storage needed for everyday cooking.

The larger bedroom includes a queen-size bed with custom-built nightstands on either side.
There’s enough width that a king-size bed could potentially fit with some furniture rearrangement, while a dresser and freestanding wardrobe provide a useful combination of drawer and hanging storage.
A dedicated mini-split keeps the bedroom comfortable year-round, and the windows bring in plenty of natural light.

The second bedroom is more compact and currently holds a full-size bed with a small side table.
One advantage of eliminating the loft is the additional ceiling height in this room, which keeps it from feeling as enclosed as a bedroom positioned underneath a sleeping loft.
For a couple, this room could also become a home office, craft room, or guest bedroom depending on your needs.

The bathroom continues the coastal color palette with blue cabinetry and lighter finishes.
There’s a vanity with storage, mirror, traditional flushing toilet, and a full shower with a sliding glass enclosure.
Like Lancaster Cabins’ other park models, the home uses conventional plumbing and needs to connect to sewer or septic rather than relying on a composting setup.

The Coastal Rancher stands out because it offers the flexibility of a two-bedroom tiny home without requiring anyone to sleep in a loft.
That makes the layout especially appealing for couples who want a separate office or guest room, retirees looking for single-level living, or families who need two distinct sleeping spaces.
The 13-foot width also makes a noticeable difference throughout the home, giving the living room and bedrooms more breathing room than many narrower park models.
And with its lighter pine finishes and simple coastal styling, we could easily picture this cabin near the beach, a lake, or another scenic property.
Would you keep the second bedroom as a guest room or turn it into an office?
