At just 399 square feet, the Escape 210 by Great Outdoor Cottages fits two private bedrooms, a full bathroom, residential-style kitchen, and open living area into a surprisingly practical single-level floor plan.
Designed for everything from vacation properties and short-term rentals to full-time small-space living, the Escape 210 avoids lofts entirely and keeps every major living space on the ground floor. Large sliding glass doors, tall ceilings, and an open central living area also help the home feel larger than its compact footprint.

The main living area sits just inside a large set of sliding glass doors, bringing plenty of natural light into the center of the home.
There's enough room for a compact sectional with a pull-out bed, along with a large entertainment center and electric fireplace. The open layout keeps the living room connected to the kitchen while still leaving a comfortable walkway through the home.

For a home under 400 square feet, the Escape 210 has a surprisingly complete kitchen.
Full-size stainless-steel appliances are paired with solid-surface countertops, real wood cabinetry, soft-close drawers, under-cabinet lighting, and a tiled backsplash.
A movable island adds even more flexibility. It can serve as extra prep space, a dining table with seating for three, or even a temporary workspace, then move closer to the wall whenever more open floor space is needed.

The bathroom includes a vanity with storage, traditional flushing toilet, and tiled shower.
The model we toured featured both a rainfall showerhead and handheld shower, giving the bathroom a more residential feel despite the home's small footprint. Interior finishes can also be customized with different countertop, cabinet, backsplash, flooring, and shower-tile selections.

One of the biggest advantages of this floor plan is having two completely separate sleeping spaces without relying on a loft.
The primary bedroom includes tall ceilings, a shiplap accent wall, bedside storage, and a full-size closet and dresser.
At the opposite end of the home, the second bedroom is set up with two full bunks and its own dresser. It could work especially well for kids, guests, or potentially as a compact office or flex room for a couple living here full-time.

The Escape 210 is also offered as the Pinecrest at Pinevale, a new year-round cottage community in Lincoln, Delaware.
At Pinevale, homeowners purchase their cottage while leasing the homesite underneath it. The community sits on 19 wooded acres and includes a resort-style pool, clubhouse, fitness center, pickleball court, dog park, community garden, playground, pavilion, and professionally maintained shared spaces.
It's also roughly 20–25 miles from destinations including Rehoboth Beach, Lewes, and Cape Henlopen State Park.
Pinevale currently advertises homes starting around $150,000, with final pricing depending on the chosen floor plan and finishes.

The Escape 210 stands out because it manages to fit two true bedrooms into less than 400 square feet without sacrificing the kitchen or main living space.
For a couple, the second bedroom could easily become an office or guest room, while families get a dedicated bunk room without needing to climb into a loft. The movable island, full-size appliances, tall ceilings, and single-level design make the floor plan feel especially practical for everyday living.
Would you use the second bedroom for guests, kids, or turn it into a home office?
