The Ranchette—A Single-Level 588-Sqft, 2-Bedroom Small Home!

If a traditional tiny house feels a little too tiny, the Ranchette by County Road Tiny Homes offers an interesting middle ground. At 588 square feet, this 2-bedroom, 1-bathroom small home has enough room for a surprisingly traditional floor plan while still keeping the footprint compact.

The Ranchette measures 14' × 42' and keeps everything on one level—no sleeping lofts or ladders required. County Road Tiny Homes builds its homes in Chilton, Texas, just outside of Waco, with customizable designs and a modern style that mixes white finishes, dark accents, and natural wood.

Inside, the Ranchette includes two private bedrooms, an open living room and kitchen, a full bathroom, laundry, and plenty of storage. It's the type of layout we could see working particularly well for a couple who needs an office, a small family, or someone downsizing from a conventional home.

🛋️ Open Living Room

Walking inside, you're welcomed into an open living room and kitchen with plenty of natural light coming in from both sides of the home.

There's enough room for a mid-size or even full-size couch, along with a coffee table. Recessed outlets on the wall also provide an obvious spot for a mounted TV without needing to take up valuable floor space with a large entertainment center.

The wood ceiling paired with white tongue-and-groove walls and black accents gives the interior a modern farmhouse feel without going overboard.

🍳 Kitchen & Dining

The kitchen takes advantage of the home's extra width with a layout that feels considerably more substantial than what we normally see in a tiny house.

There's a full-size range and oven, microwave, apartment-size refrigerator, deep sink, and plenty of soft-close cabinetry. Butcher block countertops bring some warmth into the otherwise bright interior and are also listed among the Ranchette's features by County Road Tiny Homes. 

A window sits directly above the sink—something we always appreciate if the home eventually gets placed somewhere with a view.

Across from the kitchen, a bar top provides dining space for two, positioned directly in front of another window. It eliminates the need for a separate dining table while still giving you a dedicated place for everyday meals.

🛏️ Main Bedroom & Storage

The larger of the Ranchette's two bedrooms comfortably fits a queen-size bed, with room left over to move around and add smaller pieces of furniture.

Sliding barn doors reveal an unusually generous closet for a home this size. Along with hanging and general storage space, this is also where you'll find the stackable washer and dryer and tankless water heater. Both laundry appliances and a tankless water heater are included on the builder's Ranchette specifications.

Keeping the laundry behind closed doors helps maintain the clean look of the bedroom while still making it easily accessible.

💻 Second Bedroom / Flex Space

The second bedroom is where this floor plan becomes particularly versatile.

There's enough room to use it as a guest bedroom or child's room, and it has its own surprisingly deep closet for storage. But if we were living here as a couple, we'd probably turn this entire room into a home office.

With a desk positioned beneath the window, it could become a comfortable dedicated workspace without having to turn the kitchen counter or dining bar into an office every day.

You could also use it as a workout room, hobby space, or combination office and guest room depending on your needs.

🛁 Bathroom

A sliding barn door off the main hallway reveals the full bathroom.

There's a large vanity with storage underneath, traditional flushing toilet, and a roughly 2' × 4' fiberglass walk-in shower. County Road Tiny Homes specifically lists a spacious shower among the model's standard features.

Another small but practical detail is the removable access panel for the shower plumbing, along with a separate closet area where additional shelving can be added for towels, toiletries, and linens.

❄️ Comfort & Everyday Living

The Ranchette uses mini-split heating and cooling, with units distributed throughout the home to keep the living spaces and bedrooms comfortable. Spray-foam insulation is also listed among the model's specifications.

These aren't necessarily the most exciting features visually, but they're important when you're thinking about a small house as a genuine full-time residence rather than simply a weekend cabin.

✨ Final Thoughts

At 588 square feet, we'd consider the Ranchette more of a small house than a traditional tiny home—and that's exactly why we think this floor plan could appeal to a lot of people.

You still get the benefits of downsizing, but without some of the compromises associated with living in 200 or 300 square feet. There's a private main bedroom, second bedroom or office, full kitchen, laundry, generous closet storage, comfortable bathroom, and real living room, all without relying on lofts for additional space.

County Road Tiny Homes is a small family-run builder based in Chilton, Texas, and offers both its established models and customizable builds.

The model we toured was priced at around $90,000 before delivery, taxes, and additional fees, although prospective buyers should contact County Road Tiny Homes directly for current pricing and customization options.

For anyone who loves the idea of simplifying but can't imagine squeezing their life into a traditional tiny house, 588 square feet and two real bedrooms might be a pretty comfortable compromise.
